How to estimate Airbnb income honestly

Most "how much can I make on Airbnb" answers quote a peak-season number and call it the average. Real income is your average nightly rate times the nights you actually book — occupancy across the whole year, slow months included — minus the costs everyone forgets: platform fees, cleaning, utilities, supplies, software, and management if you use it.

This calculator does that math and adds RevPAR (revenue per available night), the single best way to compare two listings or markets fairly, because it blends rate and occupancy into one number. If you carry rent or a mortgage, drop it in the fixed-cost field to see net income after debt.

Treat the output as a projection, not a promise. Your market, your pricing discipline, and your reviews move it more than any headline figure. When you're ready to pressure-test the assumptions, the Arbitrage Calculator (for a leased unit) and the STR Investment Calculator (for a purchase) take it further. Not sure which path fits? Frequently asked questions

How much can you really make on Airbnb?

Anywhere from a small side income to a full-time business, depending on rate, occupancy, and costs. The calculator gives you a grounded number for your inputs instead of a hype figure.

What occupancy should I assume?

Be conservative — many markets run 50–70% blended across the year. Model the slow months, not just peak season.

Does this include cleaning and fees?

Yes. It nets out platform fees, cleaning, operating costs, and optional management so the income figure is realistic, not gross.
